                            The 7 Steps Process
                            The 7 Steps are seven natural, sequential groupings
                            of tasks that must be accomplished for any property
                            development project:


                                * Step 1: Assessment
                                * Step 2: Strategy
                                * Step 3: Concept
                                * Step 4: Application
                                * Step 5: Detail
                                * Step 6: Build
                                * Step 7: Realisation


                            Each of the 7 Steps has a goal that serves as a significant
                            milestone for the project:


Step 1: Assessment          •    To provide a Property Development Assessment that
                                 gives a project a High (good to go), Medium (Proceed
                                 with caution) or Low (no go) level of confidence to
                                 proceed – before spending too much time or money.
   Step 2: Strategy         •    To produce a Strategic Business Plan for the project
                                 that will ensure all project partners (financier,
                                 accountant, solicitor, planners, architect & builder etc)
                                 are on the same page.
   Step 3: Concept          •    To produce concept drawings that satisfy Size-Finish-
                                 Cost criteria and have pre-planning approval.
Step 4: Application         •    To obtain a Town Planning Permit.
     Step 5: Detail         •    To produce a detailed working drawing and
                                 documentation package.
      Step 6: Build         •    To complete the dwellings with Certificate of
                                 Occupancy and individual titles (where subdivision is
                                 involved).
Step 7: Realisation         •    To realise your return on investment

                           design statement

                           The Surrey Hills house attempts to redefine the concept

                           of suburban renovation and adaptation. The framing

                           of the house was stripped back to its skeletal timber

                           members, forming the basis of a major renovation while

                           retaining as much of the existing conditions as possible.

                           An additional front articulation mas was added to create a

                           formal entry into the building - a deliberate central voided

                           space.

                           Programmatically, the living/dining/kitchen area is located

                           in the north wing; bedrooms and other associated

                           ancillary rooms are located in the south wing.



                           This project exemplifies the ability of a client/builder/

                           designer collaboration. The builder suggested to retain

                           the existing structure in an effort to minimise costs and

                           promote a sustainable agenda. Whilst there are more

                           unknowns for the designer in the retention of the old, all

                           issues were design-solved in a process driven approach.

                           Further, it evolves from a discourse of history with layers

                           of meaning, encouraging a narrative of the site that is not

                           present in new construction.

                           Rivulet is the urban design scheme for a spectacular
                           20 hectare vacant creek-side site in Diamond Creek,
                           approximately 25km NE of Melbourne. The approved
                           development is a 79-lot subdivision; a combination of
                           single houses, townhouses and apartments ranging
                           from one to five bedroom dwellings, and a mix of social
                           housing and privately owned residences.
                           Rivulet is an exercise in a successful design-led town
                           planning process with a deliberate sustainability agenda.
                           It demonstrates how to listen to the council, liaise with
                           the council, respond to feedback from the council, and
                           ultimately serve up a design solution that exceeds their
                           own housing policy documents. Its an example of mutual
                           benefit where the client’s desires to develop the land
                           and council’s need for innovative housing proposals are
                           aligned. This results in a showcase project that promotes
                           the natural vegetation and topography of the specific site,
                           and aims to create a quality of housing that - from an
                           Ecologically Sustainable Design perspective - thinks global
                           and acts local.

                           design statement

                           The Derring Lane houses are two luxury 3 bedroom units

                           on a corner site in Cheltenham. There was an opportunity

                           to create a design statement using bold forms, a mixed

                           palette of materials and articulation with overhangs and

                           setbacks. Both houses sit prominently on the site and

                           relate to each other, but retain their own personality

                           also. This is an example of how to maximise the site

                           and use land to create two large family homes on a

                           relatively small footprint - an example of successful urban

                           consolidation.

                                  design statement
                                  The Allanby project is a contemporary design of three
                                  townhouses in Ormond. It utilises common materials in
                                  residential housing in a new manner with bold formal
                                  gestures. The sweeping roof is designed to open up the
                                  facade to the north, whilst protecting the existing amenity
                                  of the neighbours to the south. There is a large thermal
                                  massive wall running through the townhouses - this is
                                  designed to act as an internal wayfinding guide as well as
                                  providing a connecting visual cue across the site.
                                  The dwellings are all designed with Ecologically
                                  Sustainable Design principles (ESD) at their core. The
                                  passive techniques of north facing living areas, external
                                  shading devices, deep overhangs on the appropriate
                                  orientations plus many other considerations contribute to
                                  the thermal comfort of the internal occupants and lower
                                  embodied energy of construction materials and lower life
                                  cycle costs. In short, this is a design which aims for low
                                  carbon emissions.

Step 2: Strategy • To produce a Strategic Business Plan for the project that will ensure all project partners (financier, accountant, solicitor, planners, architect & builder etc) are on the same page.   • 6. 01_about us profile and manifesto team The 7 Steps Process services 02_projects and testimonials single dwellings multi-residential dwellings mixed use 03_contact project name Surrey Hills House date Completed 2008 awards 2008-09 HIA CSR winner Residential Alterations and Additions design statement The Surrey Hills house attempts to redefine the concept of suburban renovation and adaptation. The framing of the house was stripped back to its skeletal timber members, forming the basis of a major renovation while retaining as much of the existing conditions as possible. An additional front articulation mas was added to create a formal entry into the building - a deliberate central voided space. Programmatically, the living/dining/kitchen area is located in the north wing; bedrooms and other associated ancillary rooms are located in the south wing. This project exemplifies the ability of a client/builder/ designer collaboration. The builder suggested to retain the existing structure in an effort to minimise costs and promote a sustainable agenda. Whilst there are more unknowns for the designer in the retention of the old, all issues were design-solved in a process driven approach. The approved development is a 79-lot subdivision; a combination of single houses, townhouses and apartments ranging from one to five bedroom dwellings, and a mix of social housing and privately owned residences. Rivulet is an exercise in a successful design-led town planning process with a deliberate sustainability agenda. It demonstrates how to listen to the council, liaise with the council, respond to feedback from the council, and ultimately serve up a design solution that exceeds their own housing policy documents. Its an example of mutual benefit where the client’s desires to develop the land and council’s need for innovative housing proposals are aligned. There was an opportunity to create a design statement using bold forms, a mixed palette of materials and articulation with overhangs and setbacks. Both houses sit prominently on the site and relate to each other, but retain their own personality also. It utilises common materials in residential housing in a new manner with bold formal gestures. The sweeping roof is designed to open up the facade to the north, whilst protecting the existing amenity of the neighbours to the south. There is a large thermal massive wall running through the townhouses - this is designed to act as an internal wayfinding guide as well as providing a connecting visual cue across the site. The dwellings are all designed with Ecologically Sustainable Design principles (ESD) at their core. The passive techniques of north facing living areas, external shading devices, deep overhangs on the appropriate orientations plus many other considerations contribute to the thermal comfort of the internal occupants and lower embodied energy of construction materials and lower life cycle costs.
