Who We Are
COOPERATIVE PROFILE
The CREATING ABUNDANCE IN REAL ESTATE NETWORK MUTI-PURPOSE COOPERATIVE
or “CARENET COOP” is the first and only registered primary cooperative organized among
Real Estate Professionals in the Philippines authorized to engage in business of their
particular profession. CARENET is likewise registered with the Security and Exchange
Commission as an association of Real Estate Professionals.

Real Estate is a factor in the economic growth of the Philippines. However, traditional Real
Estate Brokerage is a tedious endeavor of Real Estate Professionals normally working solo.
Usually, Real Estate Brokers create realty companies and recruit not more than 20
salespersons who also work individually. CARENET is organized to break this tradition by
creating teamwork selling strategy and network under a cooperative system. In Real Estate,
“If you are not networking, you are not working” – Tom Hopkins.

CARENET aims to level up the playing field in the Real Estate Industry through the Power of
Team, Cooperation and Networking.
How We Are Organized
OUR ORGANIZATION
Organization – the CARENET organization follows the organization scheme of the
cooperative. Below is the organization pattern of CARENET: (Please see attached
Organizational Structure).
1. General Assembly - composed of all the members of good standing and entitled to vote
and the highest decision-making body of the cooperative.
2. Board of Directors - composed of seven (7) members, Secretary and Treasurer, the
Board provides policy directions of the cooperative.
3. Committees
3.1. Audit – composed of chairperson, vice chairperson and secretary responsible for
the monitoring the effective performance of management and control systems of
the cooperative. The Audit Committee performs financial, technical and social audit
and submit annual reports to the Cooperative Development Authority (CDA).
3.2. Election – composed of chairperson, vice chairperson and secretary responsible
for election and organization matters.
3.3. Ethics - composed of chairperson, vice chairperson and secretary responsible for
the maintenance of ethical standards in accordance with the provisions in the
cooperative code and Real Estate laws.
3.4. Education & Training - composed of chairperson, vice chairperson and secretary
responsible for the education, training and education of the members. Includes
conducting of PRC required CPE/CPD seminars for licensure and accreditation of
Real Estate Practitioners.

3.5. Conciliation & Mediation - composed of chairperson, vice chairperson and
secretary responsible for the planning and implementation of conciliation &
mediation program (CMP) of the cooperative.
3.6. Membership - composed of chairperson, vice chairperson and secretary
responsible for maintaining membership programs.
3.7. Credit - composed of chairperson, vice chairperson and secretary responsible
planning and implementing savings and loan program.
3.8. Marketing & Operation - composed of chairperson, vice chairperson and
secretary responsible for the operations and marketing aspects of the cooperative.
3.9. Investment & Development - composed of chairperson, vice chairperson and
secretary responsible for planning and executing business investment program for
the cooperative including sourcing of additional funding.
3.10. Documentation - composed of chairperson, vice chairperson and secretary
responsible for providing real estate documentation services to all members.
3.11. Developer Accreditation - composed of chairperson, vice chairperson and
secretary responsible for selecting and pre-qualifying good developers for the
cooperative accreditation as team broker.
3.12. Management Staff – composed of hire/salaried personnel responsible for all
support systems of the cooperative.
What We Can Offer
OUR PRODUCTS AND SERVICES
REAL ESTATE ACADEMY
• Training & Education to members and non-members. Provides the PRC-required
CPE/CPD (Continuing Professional Education/Continuing Professional Development) for
licensure examination, renewal of licenses and for accreditation of salespersons. We
also provide specialized marketing training for real estate professionals because even
if you are licensed if you don’t have the required selling competency, you cannot sell.
REAL ESTATE DEVELOPMENT & MARKETING
• Project development/packaging. CARENET endeavors to acquire properties for
development and/or repackaging for resale to members and non-members that
generate income and redound to the benefits of all the members. Acts as partner
conduit of other companies in developing subdivision and other projects.
• Project Selling. Marketing/selling the properties of other RE developers as accredited
company broker to generate team professional fees and distribute to participating
members in accordance with type of participation. However, CARENET retains part of

the professional fees as cooperative income from project selling and form part of the
cooperative income.
REAL ESTATE APPRAISAL & CONSULTING
• RE Assessment and Valuation and Property Consulting. CARENET consists of
members who are licensed RE Brokers, licensed RE Appraisers and RE Consultants.
Therefore, CARENET can provide these services and retain certain percentage of the
professional/service fees and form part of cooperative income.
SPECIAL BROKERAGE
• Selling FSBO (For Sale By Owners). CARENET sells all types of RE niches (raw lands,
house & lots, foreclosed properties, resorts, islands, resale properties, etc) as authorized
special broker and generate income that redounds to the benefits of all members.
REAL ESTATE DOCUMENTATION
• Real Estate Documentation. CARENET documentation provides services such as but
not limited to preparation and processing of deeds, contracts, transfers, etc to assists
member-brokers to complete sales cycle.
SAVINGS & LOANS
• Credits and Loans Facility. CARENET establishes savings and loans facility to provide
credits and loans to members for productive and providential purposes.

THE BOARD of DIRECTORS
PROFESSIONAL PROFILES
MANUEL C. ADIOVA, Chairman of the Board is a seasoned Real Estate Practitioner being a
licensed Real Estate Broker, Licensed Real Estate Appraiser, and Accredited Real Estate
Lecturer. He is the Managing Director of McMount Development Corporation. He is a holder of
Bachelors Degree in Business Administration (BSBA), Masterate Degree in Business
Administration (MBA) and Doctorate Degree (PhD) in Management. Outside of Real Estate
practice, Dr. Adiova used to be a Business Professor in the Philippines and Other overseas
countries. He is a veteran Human Resource Management practitioner and 4-time president of
People Management Association of the Philippines (PMAP) Calabarzon Chapter.
FLORENZ RYAN SOTELO, Vice-Chairman and Ex-Officio Chairman of the Education &
Training Committee is a licensed Real Estate Broker. He is a graduate of Agricultural
Engineering from the University of the Philippines in Los Banos Laguna and currently
employed as an IT Technical Trainer and Organization Development Practitioner in one of the
top International software companies in the country.
MICHAEL B. QUILILAN, Board Member/Director for Marketing is a licensed Real Estate
Broker, garnering the Top 10th spot in the March 2012 Real Estate Broker Licensure exam. He
is also a licensed Chemical Engineer having graduated from the University of the Philippines
in Diliman (UP) his Bachelor’s Degree in Chemical Engineering. In real estate, his day to day
activities revolve around project selling but his focused niche is on tourism related real estate
properties and developments, particularly with islands and beachfronts. He has had extensive
sales & marketing and account management experience, having worked as Sales Engineer and
Account Manager for a Shell Chemicals Philippines and LyondellBasell Industries. Currently,
He’s been the over-all in charge of the cooperative’s events and marketing campaigns, and is
also one of the lead brokers and negotiators for the cooperative’s developer and new business
engagements.
MARY ANN C. CALANTOC, Currently serves as Director for Ethics, Mediation & Conciliation
Committee at CARENET. She is also a member of the PAREB Pasig Real Estate Board. Ann’s
real estate portfolio includes effective handling and closing of sales of residential properties
focusing in the area of Pasig and Metro Manila and commercial/industrial properties focusing
in the areas of Metro Manila, Laguna, Cavite and South Luzon areas. Before she became a
licensed real estate broker, Ann was a Certified Purchasing Manager by the Arizona, US-based
Institute of Supply Management and worked as a young executive for JG Summit
Petrochemical Corporation. She was also an international executive for a direct-selling global
company. Ann is a graduate of BA Public Administration from the University of the
Philippines Diliman, has served as youth leader for various socio-civic and religious
organizations, and as writer/layout artist/editor for her highschool, college, corporate and
organizational publications. Her goal in life is to open new possibilities and opportunities for

ELSON D. AZORES, Board Member/Director for Membership and Organization is a licensed
Real Estate Broker. He is a graduate of Mechanical Engineering from the Bicol State University
(BSU).
RICHARD C. REPATO, Board Member/Director for Credit and Finance and Cooperative
Secretary is a licensed Real Estate Broker and licensed Real Estate Appraiser.
GODOFREDO A. MEJIA, JR., Board Member/Director for Business and Investment
Development and is a licensed Real Estate Broker. Also an architect by profession and
currently employed as a Virtual Design and Construction Manager in a prestigious
architectural firm. As a Real Estate Broker, he was able to sell projects of Phinma Properties
Inc. Has undergone training and seminars in various Real Estate professional consultants.
