                    Smith Houses

              Нынешний 5-летний План
                 модернизации NYCHA
                  планирует выделить
                    для Smith Houses
              $ 2.3 млн. на 2012-2016 г.г.

Oбзор: предлагаемый план по аренде
        земли
 NYCHA будет сдавать в аренду (не
  продавать) 14 земельных участков на
  территории 8 жилищных комплексов

 Полученный доход пойдет на улучшение
  состояния зданий государственного
  жилья

 Разработчики будут финансировать,
  строить и обслуживать новые жилые
  здания

 Около 80% квартир будут по рыночной
  стоимости, а 20% - постоянно по
  доступной

Уточняем:

            В соответствии с Планом развития в
              жилищном комплексе Smith Houses
             не увеличится арендная плата для
              жильцов NYCHA в связи с новыми
              разработками
             не будет сноситься государственное
              жилье
             не будут переселяться семьи NYCHA
             не будет приватизации – NYCHA по-
              прежнему останется владельцем
             не будет продана земля; NYCHA
              сохранит собственность на землю под
              новыми зданиями
             не будет потери рабочих мест или
              повышения требований к работе для
              сотрудников NYCHA .

          Новые здания будут строиться на
           улицах, чтобы свести к минимуму
           неудобства для жилищных
           комплексов NYCHA
          Перевод всех парковочных мест
           для всех нынешних владельцев
           разрешений на парковку в
           задействованных жилищных
           комплексах
          NYCHA будет оставаться вашим
           домовладельцем и сохранит
           собственность на землю под
           новыми зданиями путем
           заключения 99-летних договоров
           на территорию

  доход в размере от $30 млн. до $50 млн. в
  течение 99 лет (срок договора на
  территорию)

Presenter – Dr. Melba Butler, Director for Resident EngagementGood evening everyone and thank you for participating in this very important discussion today. This will be just one of many discussions that NYCHA and all of you--  will have in the coming weeks about a proposal to generate funding to Improve and Preserve Public Housing here at Meltzer.  Unlike Chicago, Atlanta, St Louis who demolished their public housing, NYCHA  wants to keep it going for another 79 years.  What we are going to do today is talk about one initiative to help do just that. Many of you may have come to a meeting NYCHA hosted  a few weeks ago.  I also know there has been alot of misinformation or confusion out there about plans for this development and that is why it is so important that you have come here to get information, raise questions, give your opinion and offer ideas.  I speak for everyone at NYCHA when I say we want to and will answers all those questions, hear your comments and welcome all of your suggestions and ideas.   There are more meetings to come so this will not be the only chance to offer your opinion-- this is just the beginning of this multi-year process until 2015 to 2016.
