Trulia’s Metro Movers Report is the first housing report
that starts with where homebuyers and renters are
today, and then provides the inside scoop on where they
want to live tomorrow.

3. Defining A Metro’s Housing Demand As Strong Or Weak
Trulia defines a metropolitan area’s future housing demand as being strong or
weak based on the number of incoming property searches by out-of-towners at
least 100 miles away versus the number of outgoing property searches by locals to
destinations at least 100 miles away.
Interpretation Key - # of Inbound Property Searches Per Outbound Search
– > 1: Housing demand in this metro is strong with more searches by out-of-towners looking
to move in than by locals looking to leave.
– <1: Housing demand in this metro is weak, where there are more searches by locals
looking to leave than by out-of-towners looking to move in.
– =1: Housing demand in this metro is neutral. There are an equal number of inbound and
outbound home searches

– One-third of all the home searches in Miami on Trulia.com originate from
people living more than 500 miles away.

• New York City is the top source of long distance (100 miles or more) home searches
for properties along the Atlantic coast and Central Florida (e.g., Lakeland-Winter
Haven, Fort Lauderdale and West Palm Beach).
• More long distance searches for Gulf Coast homes (e.g., North Port-Bradenton-
Sarasota and Cape Coral) come from Chicago than from anywhere else.

Trulia’s Metro Movers Report is a forward-looking indicator of where people
are today and where they want to live tomorrow that’s based on property
searches on Trulia.com.
Trulia defines a metropolitan area’s future housing demand as being strong
or weak based on the number of incoming property searches by out-of-
towners versus the number of outgoing property searches by locals. After
adjusting for total views and site coverage, almost 100 million property
views were included in this study.
The Winter 2012 report examines all the property searches between metro
areas at least 100 miles away from each other between October 1, 2011
and December 31, 2011.

– # of inbound property views by outsiders: 200
– # of outbound property views by locals: 100
– Gotham City’s demand index: 200/100 = 2
– Interpretation: 2X as many people might want to move to Gotham City
