2. Introduction
 Pathlight Property Management oversees some 6,200
residential rentals in more than 30 major cities. Many
of the homes associated with Pathlight Property
Management are available for purchase through a
right-to-purchase option, offered by Pathlight’s parent
company, Home Partners of America (Pathlight also
offers conventional rental arrangements).
The program is intended for customers who want the
amenities of a single-family home without having to
first take out a mortgage. It differs from usual rent-to-
own options, in which the monthly payment goes
toward both the lease and the purchase.
After a consumer has found a real estate agent and
selected a home, Home Partners buys it and rents it
back to the purchaser.

3. Home Partners of America
 Participants must commit to a minimum of a one-
year lease. Rents go up at 3.75 percent annually,
and the company requires an inspection and two
months’ deposit.
Within five years after the end of the lease,
consumers may buy the house outright or choose
another option. In the latter case, the company is
free to rent or sell to another customer.
The program benefits persons who are uncertain
about what communities to move into. It avoids
burdensome closing costs and offers an option for
people with large pets, which are prohibited by
most landlords.
