These are some of the questions I have been asked in general, and specific to Osprey
Point. I also appreciate your feedbackand contributionsto these questions and I know
there are many more questions to come. Please feel free to communicate your
thoughts, ideas, questions or concerns and I am happy to discuss them! This page is
continually updated with new information.
Question #1
What events could cause a social/financial breakdown?
Answer - Today, there are many evolving events within the United States
and the world that could cause a major social/economic disruption to
our country. A few are listed below.
The rapid mutations within the various Bird Flu viruses bringing it
closer to a virulent airborne pandemic. These are mutating so rapidly
that it is just a matter of time.
The U.S. dollar is losing its status as the world’s reserve currency.
The debt and unfunded liabilities of the U.S., the E.U., Japan and others.
Cyber Attacks on our military industry and financial markets
According to "Text Of Speech By Defense U.S. Secretary Leon Panetta" (2012), "As
director of CIA and now secretary of defense, I have understood that cyber threats are
every bit as real as more well-known threats like terrorism, nuclear weapons
proliferation, and the turmoil in the Middle East. And the cyber threats facing this
country are growing. With dramatic advances in cyber technology, potential
aggressors are exploiting vulnerabilities in our security.”
Something to think about: New York’s metropolitan area has 22 million
people; Los Angeles has 16 million - The power grid goes down for 30 days. No
water, no food, no heat for 30 days and the only gasoline available is in your gas
tank.

Why your area of Idaho?
Answer -Most of Idaho’s forested land is National Forest, which means it
is not available for development, but supplies millions of acres for
recreational activates, supplies year round water (snowmelt) and wood
fuel (some trees die every year).
Need level or moderate slope for home sites
Need year round access
Moderate climate (no temperature or snow level extremes)
Short drive from Boise Airport
Great distance from metropolitan centers (Los Angeles etc.)
Sparsely settled but surrounded by self-sufficient (farm/ranch) type
people
Portable water available during electrical blackouts
Right type of soil and drainage for human waste disposal

Is land available within a one to two hour drive north of Boise?
Answer- Yes
Note: The ranch I grew up onis 1½ hoursnorth of Boise.

Are there existing lots or subdivisions available now?
Answer - Yes. There are lots available now. The Refuge at Osprey Point has
beautiful Mountain View lots available in the following areas: (Lot sizes are
1 to 12 acres)
Idaho City Historic Gold Mining town. One hour northeast of Boise.
4. In five mountain communities in the Moores Creek and Grimes Creek
Gold Mining District. 45 minutes northeast of Boise.
Garden Valley, prestigious mountain location. Some lots are short
walking distance from the Terrace Lakes Golf Course. Garden Valley is
one hour from North Boise
I also have land parcels in each of these areas ranging in size from 40
to 290 acres.

Note: I have received inquiresif thistype of community could be built in other
northwest areas. At thistime I am focused onthe Boise area, but more onthis later.
Question #5
What would be an ideal home plan?
Answer - In the United States, a 1400 SF home is standard for a family of
four. If you seriously consider the backup purpose for this home as a safe
haven during a pandemic, power grid failure etc., then you must consider
who comes with you. There really is not a cutoff point. If it becomes live
or maybe die, then up to 20+ people in this same home would be a luxury.
So basically, this plan would have a large cooking/food prep area, three
bedrooms, two bathrooms and plan options for either basement or up to
900 Sq. Ft. heated garage space.

What are some of the items that each family would stock?
Answer - Items stocked for the Family
Dried food and canned food (long shelve life food)
Large containersof flour, sugar, salt and many other
More and larger cooking itemsthannormal household
Full first aid kit

One winterssupply of wood
Two 1000 gallon propane tanksat each home

Would there be some items stocked on the community level?
Answer - Items stocked for the Community
Gasoline and diesel,
Medical paraphernalia and long shelf life food
Electrical generatorsand general maintenance equipment
Pressure cookers, canning suppliesand gardensupplies
Shallow water well apparatusand large all seasongreenhouse
Lotsof firewood and areasfor livestockand feed

What about onsite medical and dental emergency?
Answer - This would depend on the size of the community. I was a senior
medical specialist in the Army. This spring I am taking the Wilderness
First Responder classes and hope others well do the same. They would
conduct classes at our location for ten or more clients.

What recreational activities would be available?
Answer - Normal times for recreational activities include:
Winter – Downhill and cross country skiing, snowmobiling
Summer – All water sports – including white water rafting & kayaking,
high mountainlakesbackpacking, horse packing, and more
Spring & Fall – All of above depending onweatherand water
temperature
Fishing (lakes, streams, rivers), golfing, gold prospecting
Hunting Fall seasonal

Can the homeowners rent their homes?
Answer. Yes. This will require authorization from the homeowner and
must be managed by a professional Property Management Company.

Are you contracted with a builder?
Answer. Yes. As of now we have agreements in place with more than one
builder. Each of the builders have been hand selected for many reasons.
Ultimately due to their ability to not only delivery a quality product but due
to their knowledge of building in the mountainous areas we prefer.
