  1. Vogliamo spiegare brevemente di cosa stiamo parlando. La sincronizzazione dei dati tra i fornitori di servizi, svolge un ruolo importante nel processo di gestione degli immobili e dei fondi immobiliari. (Da un lato, nella parte inferiore del monitor, in grigio) Ciò significa che l’operatore locale, Property Manager e il Tax advisor/ consulente fiscale, devono in qualche modo creare un equilibrio e una dichiarazione di reddito per un fondo immobiliare e grandi società immobiliari. Una funzione principale in particolare per il reporting è l'investitore, proprietario di un portafoglio immobiliare così come un asset manager che decide su ulteriori acquisti, vendite e ristrutturazione di portafogli. Come devono essere sincronizzati i dati? Abbiamo già detto che cash-flow-sync è la nostra soluzione web che gestisce l'intero ciclo di vita di un immobile. Si parte dal momento dell'acquisto fino alla rivendita di un immobile, incluso il business case. Prima di sviluppare Cash flow-sync, avevamo sviluppato una piccola soluzione software su piattaforma Windows. In poche parole una API (application programming interface) che consente di trasmettere automaticamente i dati nella soluzione del portale. Il grafico giallo a sinistra, rappresenta i dati anagrafici (master data) che si devono mettere in API almeno una volta. Questi potrebbero essere, per esempio, i dati oggetto, contratti di locazione, contratti, documenti sui ruoli/funzioni- Per esempio, chi è l’affittuario? Ci sono artigiani fissi, fornitori, così come i dati delle transazioni, ma non sono visualizzati in questo grafico in forma di contabilità mensile. Come funziona l'interfaccia? Qual è il modo più semplice per importare i dati in API Manager e lavorare con questi dati in cash-flow-Sync ? Il nostro Manager API fornisce contenitori vuoti di importazione, ma rappresenta una sorta di piano/progetto d'importazione. Questi contenitori sono diversi a seconda di quello che si deve importare - stiamo parlando di oggetti, unità, contatti, documenti e così via. I dati collegati sono nella vostra applicazione, vale a dire nell’applicazione con la quale lavorate quotidianamente, ad esempio come un fornitore di servizi/ service provider . È importante di preparare, completare e esportare (upload) questi dati per fornire un servizio completo all’Asset-Manager / Manager del fondo. Per questa ragione abbiamo creato questi contenitori che devono essere riempiti per essere direttamente sincronizzati. Questo serve come preparazione. Se supponiamo che i dati sono in Manager API nel passo successivo dovrebbe avvenire una convalida, in altre parole un controllo. I dati importati sono stati assegnati correttamente? Sono i dati corretti? La cosa buona in questa procedura, è che questa si deve fare solo una volta cioè, quando si inseriscono i master data/ i dati anagrafici. In seguito, è sufficiente controllare le modifiche, per esempio un affittuario va via e ne subentra uno nuovo. Se tutto questo è avvenuto, si ha la possibilità di sincronizzare direttamente tra API e Cash-Flow-Sync. La sincronizzazione avviene automaticamente nel portale, per interfaccia XML, in altre parole, la vostra contabilità mensile sarà sincronizzata con il portale. Ad esempio, quando un agente immobiliare conclude un contratto di affitto/renting o un consulente fiscale modifica le registrazioni e vi manda un elenco delle modifiche.
