If a tenant abandons a rental property, the landlord can take possession of any personal property left behind. The landlord must store and care for the tenant's property and can sell it after 28 days. At least 14 days before selling, the landlord must make a reasonable effort to notify the tenant in writing and by posting notice on the property. The landlord can keep money from the sale to cover removal, storage, and other costs owed by the tenant, and must return any remaining funds to the tenant upon request. The landlord must also allow the tenant to retrieve their property within 24-48 hours upon written request.

3. Prior to any sale as allowed under Minnesota law, the landlord shall store and care for the tenant’s personal property.

12. to compensate landlord for tenant’s failure to pay rent or amounts due to the landlord under the lease agreement;

13. to restore the rented premises to the condition it was at the beginning of the lease;Any remaining proceeds shall be paid to the tenant by landlord upon written demand of tenant4.

16. the nature and value of the property;

17. the effect the deprivation of the property has had on the tenant;

18. if the landlord or other person acting under the landlord's direction or control unlawfully took possession of the tenant's property; and
