What is LEED-EBOM?

LEED for Existing Buildings: Operations
and Maintenance (LEED-EBOM) is a LEED
rating system developed for existing
commercial and institutional buildings
(especially office buildings).

LEED for Existing Buildings: Operations
and Maintenance (LEED-EBOM) is a rating
system applicable to building operations,
processes, systems upgrades, and minor
space use changes.

Who uses LEED-EBOM?

LEED-EBOM is targeted towards building
owners and operators of existing buildings.

LEED-EBOM Building Eligibility

LEED-EBOM is targeted at single
buildings that are 100% owner-
occupied, multiple-building projects,
and single multi-tenant buildings. In
order to certify multi tenant projects,

tenant cooperation and participation      LEED-EB Platinum

will be required.

LEED-EBOM is a whole-building
rating system; individual tenant
spaces are ineligible.

LEED-EBOM Building Eligibility

Other criteria needed for EBOM
eligibility includes:
1. A minimum of 75% occupancy
    (by square footage) for 12
    consecutive months prior to
                                        Adobe HQ, San Jose CA
    registration                        LEED-EB Platinum

2. 90% - 100% of the floor area of
    the project

LEED-EBOM Performance Period
The LEED-EBOM Performance Period is the
time frame within which all applicable policies,
programs, and tracking systems must be in
place and operational. In this way, the USGBC
can verify that there will be no delays in
instituting policies outlined in the LEED-EBOM
requirements.

LEED-EBOM Performance Period

Initial certification Performance Period:
Minimum of 3 months for all applicable
prerequisites and credits and 12 months for
the energy performance credits (EA
prerequisite 2 and EA credit 1)

All performance periods must end within 1
week of each other (EAp2 and EAc1
notwithstanding)

LEED-EBOM Policy Model
Many LEED-EBOM credits require a policy to
be written and put in place for future actions.

All of the policies required by LEED-EBOM
must contain the following components of the
Policy Model.

                                      1. Scope: the processes to
                                         which the policy applies

                                      2. Performance Metric: how
                                         performance will be
                                         measured or evaluated

                                      3. Goals: the sustainability
                                         goals for the building (note:
                                         high goals are encouraged,
                                         actual achievement is not
                                         required)

                                      4. Procedures: outline of
                                         strategies to meet the goals


                                      5. Responsible Party: teams
                                         and individuals involved and
                                         their key tasks

LEED-EBOM Recertification
                                      LEED-EBOM buildings must submit
                                      for recertification at least once every 5
                                      years to maintain their LEED-EBOM
                                      status.

                                      Recertification Performance Period:
                                      For previously awarded credits and
                                      prerequisites, the performance period
                                      begins right after initial certification.
                                      For newly active credits, the period is
                                      3-12 months, just like the initial
                                      performance period.

Tips from the Pros

Many of the LEED-EBOM credits require
different submittals for initial certification
and recertification.

For example, for recertification you may
be able to submit a signed statement
declaring that there have been no
changes to certain items.

            Platinum 68 – 92 points


            Gold                      51 – 67 points


            Silver                    43 – 50 points

LEED-EBOM and LEED-NC

Although a building does not need
LEED-NC certification to pursue
LEED-EBOM certification, a LEED-
NC building may be easier to
certify in EBOM because many
credits overlap.

Some of the overlapping credits are
easier to implement during design
and construction. These credits are
identified in the LEED-NC reference

If a major renovation, alteration, or
retrofit exceeds 50% of the existing
square footage of the building, then
LEED EBOM should not be used.
LEED NC at this point becomes
more appropriate.

LEED for Existing Buildings: Operations and Maintenance (LEED-EBOM) is a rating system applicable to building operations, processes, systems upgrades, and minor space use changes.   • 6. LEED-EBOM Building Eligibility LEED-EBOM is targeted at single buildings that are 100% owner- occupied, multiple-building projects, and single multi-tenant buildings. In order to certify multi tenant projects, Adobe HQ, San Jose CA tenant cooperation and participation LEED-EB Platinum will be required.   • 7. LEED-EBOM Building Eligibility Other criteria needed for EBOM eligibility includes: 1. A minimum of 75% occupancy (by square footage) for 12 consecutive months prior to Adobe HQ, San Jose CA registration LEED-EB Platinum 2. 90% - 100% of the floor area of the project LEED-EBOM is a whole-building rating system; individual tenant spaces are ineligible.   • 8. LEED-EBOM Performance Period The LEED-EBOM Performance Period is the time frame within which all applicable policies, programs, and tracking systems must be in place and operational. LEED-EBOM Performance Period Initial certification Performance Period: Minimum of 3 months for all applicable prerequisites and credits and 12 months for the energy performance credits (EA prerequisite 2 and EA credit 1) All performance periods must end within 1 week of each other (EAp2 and EAc1 notwithstanding) The Green Roundtable (copyright © Green Roundtable 2007)

  • 11. LEED-EBOM Policy Model 1. Scope: the processes to which the policy applies 2. Performance Metric: how performance will be measured or evaluated 3.   • 13. LEED-EBOM Recertification LEED-EBOM buildings must submit for recertification at least once every 5 years to maintain their LEED-EBOM status. Recertification Performance Period: For previously awarded credits and prerequisites, the performance period begins right after initial certification.   • 14. Tips from the Pros Many of the LEED-EBOM credits require different submittals for initial certification and recertification. LEED-EBOM and LEED-NC Although a building does not need LEED-NC certification to pursue LEED-EBOM certification, a LEED- NC building may be easier to certify in EBOM because many credits overlap. Some of the overlapping credits are easier to implement during design and construction. These credits are identified in the LEED-NC reference EB guide with the symbol shown here.
